Mink & Mink handles $8 million sale of Pompano industrial property
Fort Lauderdale, Fla. Dealmaker: Broker D.K. Mink The Deal: Mink represented E&R at Copans, Inc. in the $8 million sale of its 76,000-square-foot industrial property in Pompano Beach to Beacon Investment Properties of Hallandale. Details: The two buildings at 2300-2400 Copans Road have high ceilings, a sprinkler system and individual electrical meters, but the space has been largely vacant this year except for some short-term leases. The seller changed investment strategies in January and decided to sell for $105 per square foot. The property needed some cosmetic work and other changes, which would have been an unnecessary expense for the seller, Mink said. Units ranging from 5,000 to 10,000 square feet will be converted to industrial condos by the new owner and offered at $165 per square foot. "This is an upcoming trend, usually seen in tight commercial markets," Mink said. "This is a hidden gem."
